With the recent lifting of local Stay at Home orders, as the broker-owner or managing broker of your firm, you may have questions or seek guidance about how and when to reopen your office. There is no one size fits all here, the number of staff, number of agents, physical size of your office space, number of private offices and other factors come into play in these decisions. The Kansas City Chamber, the KC Area Development Council (KCADC), the MidAmerica Regional Council (MARC), and the Civic Council of KC have taken information from local jurisdictions and the Center from Disease Control (CDC) and collaborated to create a set of guidelines for use by area businesses in our Region. You can use this guide in its entirety or take elements to develop a customized re-entry plan that fits your brokerage firm. This guide, "Safe Return KC" identifies three phases that follow the expiration of the Stay at Home order:
With the lifting of the Stay at Home Orders, we entered Phase One: Minimal re-opening. It is uncertain at this time how long we will remain in Phase One before moving into Phase Two. KCRAR will help keep you informed and these dates may vary by county or municipality. While the Safe Return KC guide references employees, the real estate industry does involve different dynamics with agents/independent contractors that may utilize your physical office space. With that in mind, you may want to encourage agents to continue to work from home and come into the office only when absolutely necessary. When agents do come in, you may want to consider limiting their time in the office. In addition to incorporating new practices such as regularly disinfecting surfaces that are frequently touched by others and providing hand sanitizer throughout the office area, other considerations are to limit office access to guests or to remain closed to the public when possible; close kitchens and breakrooms; close conference meeting rooms, and discontinue sales meetings held in the office. The safe return guidelines for Phase One: Minimal Re-opening are on pages 7-11 in the Safe Return KC guide. Brokers are encouraged to review the guide and create a plan that fits their firm. Once you have established the guidelines and procedures for your firm, it is suggested that all employees and sale associates be provided with your firm's guidelines and that everyone adheres to your guidelines.KCRAR will continually monitor this situation and notify you of updates to suggestions and requirements as issued by federal, state and local authorities. Look for update on kcrar.com/covid19 next week regarding Heartland MLS guidelines on listings, showings and marketing during Phase One.For an overview of the reopening regulations in local cities and counties, see this guide.
